  • Owner Background: We scrutinize property owners' debt payment histories and backgrounds to assess their likelihood of settling the tax lien. This in-depth analysis helps us make informed decisions.

 

 

2. Property Tax Liens Acquisition: We actively participate in public auctions conducted by the state auditor for each county across West Virginia, selecting tax liens on properties with the potential for substantial returns. Our legal team ensures that all acquisitions adhere to the state's regulations.
(Before 2023, the auction was conducted by each county's Sheriff.)

3. Waiting for Tax Lien Due Date: Once we acquire the tax liens, we patiently wait for the due date, typically about 9 months. During this time, property owners are responsible for settling their outstanding property taxes. 
(Before 2023 the timeframe for redemption was 18 months)

 

4. Possession: For tax liens that remain unpaid after the due date, the fund takes possession (quitclaim deed) of the properties. Our extensive analysis and strategic selection process ensure that these properties hold great potential.

5. Property Disposition: Once we acquire possession of the properties, we proceed with disposition, which can involve selling them on the open market or through other strategic channels. Our aim is to maximize returns for our investors while minimizing risk factors.
